I work on behalf of owners, in coordination with property managers, as an added layer of oversight—particularly valuable for remote owners, properties operating as short-term rentals, and high-value properties with complex systems. This added layer helps prevent avoidable emergencies, protect property value, support insurance eligibility and permit status, and address issues early—before small problems become costly disruptions.

My work centers on scheduled property condition and operational readiness assessments, preventive maintenance and lifecycle planning, regulatory compliance and safety oversight, and capital project and repair oversight—supported by clear, owner-facing documentation that enables informed, risk-aware decision-making. The goal isn’t more reports—it’s fewer surprises.

With over 25 years of engineering project management and field experience—spanning mechanical, electrical, plumbing, life-safety, and general construction disciplines—I bring a practical, system-level understanding of how homes operate and age in real-world conditions. Risk doesn’t disappear—it accumulates quietly. My role is to identify it early and manage it intelligently.
