I work directly for owners, offering an independent technical perspective on the condition, systems, and risks of their property.

My work centers on whole-property condition and operational readiness assessments, preventative maintenance planning supported by routine site checks, compliance and occupant-safety awareness, and clear, owner-facing documentation that enables informed, risk-aware decision-making. The goal isn’t more reports—it’s fewer surprises.

I work on behalf of owners, in coordination with property managers and local contacts, as an added layer of independent technical oversight—particularly valuable for remote owners, properties operating as short-term rentals, and high-value properties with complex systems. This added layer helps prevent avoidable emergencies, protect property value, support insurance eligibility and permit status, and address issues early—before small problems become costly disruptions.

With over 25 years of engineering project management and field experience—spanning mechanical, electrical, plumbing, life-safety, and general construction disciplines—I bring a practical, system-level understanding of how homes operate and age in real-world conditions. Risk doesn’t disappear—it accumulates quietly. My role is to identify it early and manage it intelligently.
